Energy Portfolio Management

Some clients like to visit their energy procurement options once a year and to employ a "set it and forget it" strategy. Other clients are open to a more sophisticated approach to energy, such as making several buys to hedge a position, a strategy akin to dollar cost averaging. We utilize a portfolio approach to your energy in much the same way a financial analyst would suggest buying strategies to manage risk in your stock portfolio. Managing risk in an energy portfolio is about understanding where the risks lie in your energy purchases and managing those risks within your designated risk tolerance band.

 

Our role is to help you understand the value at risk in your portfolio, and to provide strategies to mitigate that risk. Additionally, ongoing measurement of the performance of our risk mitigation strategies is an important service we provide as part of the customer education process.

 

Utility budgeting is another important element of energy portfolio management. Defining your utility budget and monthly reporting to identify variances to budget are key elements of energy portfolio management. Our easy-to-understand reports will assist you with communicating your energy performance to ownership and all interested parties.

Energy Asset Monetization

Tenant Energy Programs

Lighting

Commercial landlords have spent a great deal of capital on upgrading their energy infrastructure to improve lighting systems and HVAC systems.  The next step in the energy efficiency process to wring savings out of buildings is to educate and work with tenants to improve their lighting systems.

 

We can partner with commercial landlords to drive energy efficiency within your tenant spaces.  Our role is to identify opportunities such as lighting system retrofits that can enhance the tenant work environment and assist in achieving tenant sustainability goals.  Presenting actionable proposals that include potential savings analyses, recommendations on LED technology and estimates of utility rebates provide tenants with all the information they need to make an informed lighting retrofit decision. 

 

 

Demand Response

We can assist commercial landlords in bringing the value of Demand Response to their tenants.  Electric Grid Operators (NYISO, PJMISO, etc.) and local utilities are promoting participation in temporary power reduction programs to support electric grid operations, particularly during periods of high summer usage.  Tenants that have flexibility in their operations, and that can temporarily reduce their power consumption, can earn money by participating in Demand Response programs.  Tenant participation would piggyback on the landlord’s participation in Demand Response programs and would enable tenants to reap the financial rewards from supporting the electric grid.

 

Sustainability Programs

Energy is a key component of any sustainability program. As such we support our clients in a number of ways to meet their sustainability goals. We provide benchmarking services through the EPA’s Energy Portfolio Manager program to help building owners understand where their building(s) rank on a national basis when it comes to energy efficiency. In NYC, reporting your annual Energy Star score for buildings over 50,000 sq. ft. is a requirement. We assist clients with Local Law 84 compliance to meet this annual requirement.

 

Renewable energy is a clean way to green your energy portfolio. We help clients understand their options when it comes to renewable energy and will help you select the right renewable energy partner for your team. We have negotiated many contracts on behalf of clients to reduce their carbon footprint through the purchase of renewable energy credits (RECs). RECs are a relatively easy way to earn LEED credits. Additionally, we can assist clients in telling their green story to interested stakeholders, such as tenants, investors, employees, etc.

 

ES Partners has worked with clients as an integral part of their LEED certification team. Our support on the energy components associated with LEED accreditation has proven be integral to the success of achieving the maximum points available.

Utility Expediting

Because of our vast experience working at the utility, we understand what it takes to move your project to completion. Particularly when our clients want to add a new service or must upgrade an existing service to accommodate a new load being added to their location. Our experience can make the difference in bringing the project in on time. Engaging the right resources at the utility, from project management to engineering to field support, to move your project through to completion is our role and responsibility.
